This leader guides and develops the internal parking organization, manages the obligations of monthly tenant parkers and transient customers, and provides forward thinking guidance to acquisitions and development. This leader must have a strong understanding of day-to-day operations and serve as a strategic leader for the ongoing parking needs of the organization and the cities of Detroit and Cleveland. This leader must cultivate strong internal relationships, build strong connections with local government and other asset owners, and drive parking performance and monthly parking revenue. With the support of the Senior Vice President of Property Management, this leader will take parking to the next level.
Essential Functions

  • Oversee and lead a growing parking portfolio of 19,000 spaces, supporting the monthly parking obligations for commercial, retail, and residential properties
  • Provide strategic leadership and day to day management of parking operations and overall parking team
  • Develop and implement investment strategies for current and future parking assets, with a focus on maximizing long term revenue and enhancing value
  • Collaborate with senior leaders to expand growth strategies, improve operational efficiency, and expand the culture of customer service
  • Establish the parking business plan, long term asset goals and measure performance with respect to net operating income, cost control standards, revenue maximization and delinquency management
  • Consistently monitor assets and development sites to ascertain and address operational issues
  • Oversee third party operators, measuring their performance against monthly, quarterly, and annual financial and customer service goals
  • Assist Acquisitions team in due diligence, acquisition, and integration of new assets into the portfolio
  • Actively participates in development projects as a subject matter expert, ensuring the design, construction and turnover of parking assets meets market needs and industry standards
  • Develop and implement new/revised standard operating processes and procedures
  • Identify and prepare business plans for parking innovations, mobility solutions and revenue driving initiatives, in collaboration with the Technology and Asset Management teams
  • Drives the culture: Communicates the culture's value to team members and holds them accountable for living it every day
  • Develops People: Sets clear expectations, delivers timely and effective feedback, and encourages team members to develop their talents
  • Builds Trust: Demonstrates a high degree of integrity by honoring commitments, telling the truth, and respecting confidentiality appropriately

  • Communicates Effectively: Recognizes how words, tone, and physiology impact results, then adapt accordingly to gain buy-in and alignment for the team's and organization's vision
  • All other duties as assignedQualifications
    • Bachelor's Degree in Real Estate, Finance, Business Administration, Operations, or equivalent education, training, or experience
    • Approximately 15 years' experience in parking operations, mobility, or transportation development
    • Approximately 10 years' experience directing and leading multi-site parking operations
    • Demonstrated performance with operations and asset management in dense metropolitan markets with high transient parking demand, such as Los Angeles, Atlanta, New York City, Northern Virginia, Orlando, or Las Vegas strongly preferred
    • In depth knowledge of hospitality, mixed use, airport and multifacility parking operations
    • Prior experience in budgeting, asset management, and team member development
